Job Title : Property Manager
Location : Waco TX 76712
Type : Full time Onsite
Property Manager duties include but are not limited to:
- Communicate the goals of the property to the onsite staff in a clear manner.
- Must be able to interact professionally and respectfully with owners corporate staff vendors subcontractors and onsite staff.
- Establish and implement rental rate increases and enforce collection procedures.
- Review monthly operating statements and compliance with annual budget and implement plans of action to optimize site profitability.
- Prepare the annual operating budget and business plan for review with the property supervisor.
- Perform physical inspections of the property and relay all maintenance concerns to the lead maintenance.
- Ensure property compliance with all applicable state and local laws/regulations.
- Develop and maintain quality hiring and evaluation procedures consistent with company requirements.
- Monitor all federal state county and city agencies for any changes in ordinances affecting the property or neighborhood.
- Ensure all associates strictly adhere to Fair Housing Laws and Occupancy Guidelines.
- Prepare Market Survey Reports and ensure accuracy.
